Carried out over six phases, Heathside and Lethbridge is one of London’s largest regeneration programmes.
The project commenced in 2015 and was initially undertaken by the London Borough of Lewisham and Family Mosaic, but Peabody Group were in charge for the final two phases after merging with the housing association.
The regeneration programme is transforming the estate into an attractive mixed tenure development with more than 1,225 high quality private, shared equity and affordable rental homes – ranging from three to 17 storeys in height. Phases one to four delivered 782 new homes, a modern community centre, community café, nursery and commercial retail space. Phases five and six provide 443 new homes which include 171 for social affordable rental.

The architects developed a number of dwelling typologies to optimise the scheme’s quality and value. Homes within the development are designed using the principle of ‘tenure-blindness’, ensuring that there are no distinguishing external features that would mark out affordable rental from private homes.
Main contractor Ardmore is one of the largest family-owned construction groups who work across the UK but are best known as London’s builder. Ardmore have led large-scale regeneration projects such as Heathside & Lethbridge to provide affordable homes, social housing and retail units.
Working with Ardmore, EOS designed, engineered and manufactured light steel infill systems for phases three, four, five and six. This was a massive undertaking throughout a period of seven years – delivering a total 42,837m2 across four phases of the scheme.
Due to the vast scale of the project, it was imperative that our steel framing systems were designed and supplied ready for easy onsite installation. EOS phased the supply of the SFS infill walling to the new builds, floor by floor in line with the building programme.
The external infill walls were installed between the floors of the primary structural frame to provide support for the cladding system. Much lighter and thinner than conventional block work, light steel infill walls do not apply heavy line loads to floors. The light steel infill walls used vertical C section studs. The panels consist of a bottom track attached to the floor and a head track attached to the underside of the floor above, allowing for building deflection. The C sections were delivered cut-to-length ready for rapid assembly – reducing the noise and risk of cutting onsite.
Through our World Class Manufacturing ethos, optimising Design for Manufacture and Assembly (DfMA) principles, the light steel frame infill walls for the Heathside & Lethbridge Estate were manufactured under ISO 9001:2015 quality management systems and delivered to site for rapid installation.
